Three Updates to make before Listing your Home

It may not make sense to update your home before listing it for sale, however, there are many benefits of doing so. Most importantly, it will increase the value of the property, which means you can demand a higher price.

There are updates worth making as well as those that are nothing more than a waste of time (and money).

Here are three updates to consider, ranging from “simple” to “challenging.”

1. Fresh paint. Even if you don’t have any painting experience, this should be a relatively simple upgrade. Some people can get away with painting one or two rooms, while others have to tackle their entire home.

Fresh paint not only makes your home look better, but it gives off a sense of being “clean,” and there is nothing more important than that.

2. New flooring. This is a step up from painting for a couple reasons. First off, it is going to cost you more money. Secondly, it is not something most people attempt to do on their own.

Just the same as fresh paint, this is a great way to improve the appearance of your home while giving it the sense of being a clean and well maintained property.

3. Kitchen cabinets. Kitchens sell homes, right? If you believe this old saying to be true and you have old cabinets, now is the time to make a change.

You don’t have to go overboard, buying the best cabinets on the market. As long as you improve on what you have now, it should be enough to boost the value and appeal of your home.

Final tip: ask your real estate agent if he or she has any additional suggestions on which updates make the most sense for your home, in your market.
